Luxury break in La Barra

The Maldonado Regional Government approved a 3.380-square-meter investment along the creek. The "El Tesoro" neighborhood of La Barra will have a luxury hotel complex located a short distance from the two undulating bridges over the Maldonado Creek by the end of next year.

The new hotel will have a total area of ​​3.380 square meters divided into suites of 55 m2 each.

The ground floor will have ten suites in addition to services, including a restaurant with a swimming pool and other amenities for guests' use. The remaining three floors will have between nine and eleven suites equipped with all kinds of amenities, suitable for use in all seasons of the year.

On Tuesday night, the Maldonado Departmental Council granted the permission requested by Mayor Enrique Antía for the construction of the hotel complex on the eastern bank of the Maldonado stream, in the La Barra resort.

The file will now be sent to Mayor Antía's administration to notify the applicant and also prepare a series of notarial documents to register a property in favor of the Municipality of Maldonado.

The new complex will be called the “Delamar Suites Hotel” and will have forty spacious rooms spread over the ground floor and three additional floors.

The request for consent was voted by 24 councillors in 29 seats, thanks to the contribution of the votes of the sixteen pro-government legislators, the seats that respond to deputy Darío Pérez, among others present at the session on Tuesday night. The vote is a carbon copy of those registered during the current administration that enabled complexes throughout the department of Maldonado. In favor were the votes of the pro-government party and of deputy Darío Pérez and the opposition of the two councillors who respond to deputy Oscar de los Santos.

In this case, it is a permit granted to the administration to authorize the construction of a hotel instead of an apartment building.

“The brand is local because Delamar has been present as a top-tier hotel for fourteen years. That's why we won't be partnering with any hotel brand. The management will be local, and we'll work with local real estate agents. We want Delamar to be an exclusive brand for the area. A local brand that represents the best features of the place,” explained Enrique Etchebarne Bullirich, project manager.

"The complex will operate year-round. It will never close its doors. We are committed to the area and the local people to create an excellent product that will appeal to customers from all over the world," Etchebarne Bullrich emphasized.

The developer said that restaurant customers will have forty parking spaces within the complex grounds.

"The rooms will be no smaller than 55 square meters to allow our guests to stay in La Barra year-round. Not just in the summer. Because what's the problem with staying in La Barra during the off-season? If you're staying in La Barra and the hotel doesn't have a kitchenette, it's very complicated in the winter because there are no restaurants open at night. Our establishment will provide all the services that visitors demand in a place like La Barra," stated the developer.

The investment will require around 14 million dollars and the works will begin in the next few months, once a series of deeds of transfer of land agreed between the private sector and the Municipality of Maldonado are defined.

"This agreement also allows for the regulation of this entire area, as the people of Maldonado will now have free access to a property over 100 meters long on Eduardo Víctor Haedo Avenue," he explained.

The hotel will be built on lot 15.001 of block 80, bordered by Víctor Haedo Avenue and the Maldonado Creek, a short distance from where it flows into the Atlantic Ocean. The property has a surface area of ​​1.320 square meters and is adjacent to the Delamar building, owned by the same company that managed the permit to build the hotel complex.

The application to build the hotel was accompanied by the company's proposal to register the 16.044 plot of land on Eduardo Víctor Haedo Avenue in favor of the Municipality of Maldonado. This property has a surface area of ​​109 square meters and will be registered in favor of the Municipality.

The transfer of the aforementioned property to the municipality was in response to the removal of the 10-meter passage that separates the lot where the hotel will be built from the adjacent land, where the Delamar building is located.

The vote on Tuesday also puts an end to a long process of paperwork that dates back to the first administration of Mayor Enrique Antía —2000-2005— and the two following administrations of then Mayor Oscar de los Santos —2005-2015— when a series of differences arose between the firm that owns the property and the administration that delayed the corresponding permits over time.

The exchange of the ten-meter frontage plot between the Delamar building and the new hotel for lot 16.044 will cost the developer approximately 100 thousand dollars.

“We have to pay that amount. That's fine. We accept it. Now the place will have the necessary order, making it clear what is public and what is private. And the community will have a 120-meter-long lot to access the stream for fishing, sunbathing, or sports,” the businessman emphasized. “It's very important for both parties,” he added.
