Punta del Este, an ideal destination for installing exclusive projects
“More and more Europeans and Americans are spending New Year’s Eve in Punta del Este, facing its beautiful beaches and enjoying its nightlife and exclusive social events. There is no doubt that the region’s rich are in Punta del Este every summer. From the perspective of the real estate market, this element constitutes a great business opportunity to undertake exclusive ventures,” said Damián Tabakman, Rector of the Real Estate Business School and author of numerous books, including “Successful Real Estate Developments” or “The Keys to Success in Real Estate Businesses.”
“Furthermore, when the Argentine economy grows, it immediately overflows with demand for products from the east, which can be expected in the coming times as Mauricio Macri's government continues to make its announcements and the reactivation becomes a reality,” Tabakman stressed.
Redirect your gaze towards Punta del Este and take advantage of the opportunity…
“We need to look at Punta del Este again. Right now, the Uruguayan real estate market, particularly Punta del Este, has many opportunities,” said Daniel Mintzer, Director of G&D Developers, a company with more than 30 years of experience and more than 400.000 square meters built to date, responsible for Edificio 18 in Montevideo.
“Land is very cheap, buyers continue to buy and Argentines are going to launder their properties and continue to look at Punta del Este as an investment destination. I hope that Hyde can soon be in Punta del Este and also develop activities in the resort,” he added.
“The Convention Center will have a great impact on the resort”
In a conversation with Punta del Este Internacional, Daniel R Elsztain, Director of Real Estate Business at IRSA, spoke about the recently inaugurated Punta del Este Convention Center, a large infrastructure located in the resort and intended for all kinds of events:
Daniel R Elsztain, Director of Real Estate Business at IRSA.
“It was a challenge, we did it with the Sociedad Rural Argentina and Diego Finkelstein from DF Entertainment, local partners in Punta del Este. It is spectacular, I think it will have a great impact on Punta del Este.”
Elsztain also announced the realization of “a very large project in Montevideo, on land next to the airport. We are waiting for the ideal moment to develop it, it will be a mixed project of commercial space and housing.”
He also mentioned the Catalinas project, “a triple AAA office building of 25.000 square meters, with LEED (Leadership in Energy & Environmental Design) certification,” as well as the expansion of Alto Palermo Shopping and the new Polo Dot initiative, a set of offices and a complex of four buildings, located next to the shopping center, on a 86.000 square meter site.
Syrah Punta Ballena will be finished in 2017
“Syrah Punta Ballena is 85% complete. Fortunately, we continue to move forward, our clients supported us and we supported them in difficult times. The idea is to be able to finish it within the 2017 season,” said Fernando Romero, Corporate Director of SYRAH Global Developer.
On the other hand, he referred to other important projects and business schemes developed by SYRAH Global Developer. Among them, they have created Helph.com, “a digital platform and a kind of McDonald's for services. The idea is to take it and have it centered in Punta del Este. Before we were just a real estate developer, selling our own product. Now we are opening up to the market by generating products, where all real estate companies can participate.”

They have also developed a product called 'zero rate', aimed at making up for "a shortfall in the price range of US$20.000 to US$250.000" and which can be applied in Uruguay, Paraguay, the United States and Chile.
"The idea is to generate that the fine they have to pay is compensated directly and that it is not necessary to enter into an investment fund, which goes from US$ 250.000 and up. Those who have funds in Uruguay and want to invest without bringing the money to Argentina, we generate a business where they really have a 'zero rate', with a guarantee from our company in the United States."

Another of their proposals is a new construction system, called 'houses at cost', which will be launched in the last quarter of 2016 and will also be taken to Uruguay, so that potential buyers "can buy the construction in parts, all online and at a cost of over 30%."
Visitors from Punta del Este and tourists from Miami, the same clientele
“We have seen a great correlation between the public that visits Punta del Este and the public that visits Miami. There is a significant overlap in clientele. Practically, those who come to Miami at different times of the year spend the season in Punta del Este,” said Fernando de Nuñez y Lugones, executive president of One Sotheby's in Miami.
One Sotheby's is currently marketing some 20 real estate development projects in South Florida. "We are making a significant effort to bring representatives of new projects and part of the executive group to Punta del Este during the first days of January. The idea is to continue to count on all the clientele that normally visits us later in Miami. During the 2017 season, it is almost certain that we will be in Punta del Este and we will hold an event again, just like in 2015."
Among the various projects by One Sotheby's, it is worth mentioning the Brickell City Center, Very Ocean Club, One Thousand Museum, or Metropica, "which consists of eight residential towers, a shopping center, offices and a hotel, an initiative led by a developer from Uruguay."

Jorge Pérez, CEO of Related Group.

I would love to do a project in Punta del Este again, but with good thought,” Jorge Pérez announced to Punta del Este Internacional.
He also referred to the hopeful outlook that is opening up in Argentina: “We are happy with the new government of Mauricio Macri. Today, Argentina and Uruguay are doing very well internationally. People are excited about the money laundering and I think Argentina will continue to grow. We are here to continue investing, hoping that the economy will pick up.”
Architectural luxury by Uruguayan Rafael Viñoly
Once again, Uruguayan architect and master Rafael Viñoly is responsible for an ambitious project abroad. This time, he has been the creator of One River Point, an exclusive project located in Miami that, according to the Sales Director of the project, Adriana Vargas, will probably be presented in Punta del Este:
“In November 2016, the sales room will be open to visitors in Miami, a large two-story space designed so that people can come and touch what they will receive in a Viñoly work in Miami. We are also interested in holding some activity in Punta del Este during the upcoming 2017 season.”

Santiago Tarasido, president of CRIBA.
“This is an important landing for Criba in Uruguay. We are providing a quality finish, especially in concrete structures, which is something that characterizes us a lot. And we are able to achieve this there in Uruguay. Carlos Ott is proud of how his work in Punta del Este is turning out, so we are happy about that.”

Marisa Koifman.
“We are in a new phase, as large international companies, especially developers based in Miami with many projects and developments, are beginning to look at the region for investment, both in Punta del Este and Buenos Aires. There are already many American developers looking for land in Argentina and they are also looking ahead to the summer in Punta del Este,” explained Koifman.
“Businesses have already been closed, and are now realities. Related Group is investing US$ 150.000.000 in the SLS Lux Puerto Madero project and continues to look for land, both in Punta del Este and in other places in Argentina, such as Bariloche. Like Miami, Punta del Este is also an international place, where we receive many European, American and Latin American tourists. The Uruguayan resort has become a new epicenter where these companies have set their sights on being able to carry out their developments, since Miami is a time of greater tranquility in the Real Estate market.”
